Many busy professionals with beach rental properties need a company to provide drainage upgrades, landscaping improvements, carpentry, and regular maintenance services. That was precisely the case with this high-demand Neptune Beach duplex landscaping project.
Our first step after being contacted by the client for a design consultation was for the designer to meet on-site, listen to the client’s vision for the landscape, and develop a plan within the client’s budget. Rockaway Landscape Designer David Holloway listened to the client and came up with a plan that worked for landscape clean-up and installation of hardscaping, drainage improvements, a repurposed privacy panel from our carpentry division, and low-maintenance pollinator attracting new plantings.
Alex Markowski, Rockaway landscape foreman, and his crew implemented the design plan that started with cleaning out weeds, leaves, and underbrush, followed by drainage improvements that extended downspouts underground and away from the duplex.
Front Yard
The street islands were weeded and planted with Society Garlic, Blue Daze, and Muhly Grass.
New landscaping for the center island that divided the driveways for the two units included Society Garlic, Blue Daze, Lantana, and Hibiscus. The entryway to the unit occupied by the property owner was planted and landscaped with Society Garlic, Blue Daze, Mystic Spires Salvia, Firebush, Butterfly Weed, and Rockin Salvia.
The Side Yard
The northern side yard was weeded and beautified with cypress mulch, and our carpentry division installed a repurposed privacy fence to enhance curb appeal by blocking the view of the trash bins.
The Back Yards
The rental unit’s backyard landscaping enhancements included weeding, removing leaves and debris, and adding a rock bed for extended hardscaping. For this project, we used the AgTec Geocell for permeable gravel stabilization and erosion control that met zoning requirements and allowed for easier maintenance blowing necessary due mainly to the magnolia tree seasonal leaf drop.
New low-maintenance plantings for the rental unit backyard included Cordyline Red Sister Ti and Arboricola Trinette among the existing Trees and ornamental plants.
The duplex owners’ backyard enhancements included weeding, removing leaves, and adding the same AgTec Geocell-contained rock bed hardscaping. New plantings included Dwart Tibochina and Cordyline Red Sister Ti. Alex’s crew transplanted the homeowners’ existing varieties of bromeliads in a more favorable location among the new and existing tropicals, herbs, banana, pineapple, and pollinator attractors.
The homeowner was so impressed with the project that he signed up for our maintenance package with Nick Bonn, our residential maintenance account manager.
